6. Are his employees fully trained or in course of training?

7. Can he show you examples of work done?

8. Can you talk to existing clients?

11. Will the improvements affect your home/commercial insurance?

12. Will the changes impinge on your neighbours?

13. Get quotations based on a detailed specification. Compare prices and terms and conditions.

14. Ask for a written contract to include; details of the work to be done, price, start and expected finishing dates and finally if stage payments are applicable.

15. Avoid deposits and advance payments. Stage payments will ensure progress on your work. The use of retained payments will ensure that defects discovered after completion will be put right.

16. Above all, be reasonable. If you are fair with the builder, you can expect fair treatment in return. Pay promptly for a job well done. Leave a good taste in his mouth, just as you would expect to feel in return.
